Buying in Paris seems reserved for big budgets. However, some neighborhoods and neighboring cities still allow you to buy Without breaking the bank. By targeting your sector well, remaining flexible and applying a few tips, you can buy your main residence in Paris or in the suburbs at a reasonable price. Here's how to do it.
Not all boroughs are the same when it comes to prices. In 2025, some sectors remain significantly below average (9,500 €/m² approximately).
Around Marx Dormoy, La Chapelle or Porte de Clignancourt, prices sometimes drop under €8,000/m². The neighborhood is evolving quickly and is becoming an option for first-time buyers. The proximity to Montmartre, the metro and shops is attracting more and more families.

Located in the north-east of Paris, well served (RER E, metro 5), Pantin is attracting more and more young buyers. There are still properties around 6 500 €/m², especially near Hoche and Pantin Church.
Highly sought after for its “village in the city” atmosphere, Montreuil combines green spaces, artisans, and ancient buildings. On the Croix-de-Chavaux side or town hall, count between 6,000 and 7,000 €/m². Further in Bas-Montreuil, prices are even more accessible.
South of Paris, these two cities still offer great opportunities. Well served by metro 7 and soon line 15, they offer prices around 4,500 to 6,000 €/m², with large family apartments.
A property to renovate can cost 20 to 30% less upon purchase. You can adapt it to your taste, obtain renovation grants (MaPrimeRénov') and create value.
These assets are often less requested, therefore more negotiable. With a good layout or good light, they can become a real crush.
Some sales are triggered by separations, mutations, or financial emergencies. Monitor the platforms, activate the alerts, or go through a real estate hunter. These goods sell quickly, but prices are more open to negotiation.
In affordable neighborhoods, good goods don't stay in line for long. Prepare your financial file in advance to make an offer quickly.
Buying a cheap apartment in Paris is still possible in 2025... provided you target it well.
